VIEWING PROPERTY

We constantly have a wide range of properties, both furnished and unfurnished available to view ranging from £250 per calendar month upwards. Once you have details of a property you may be interested in, we will arrange a viewing, either with one of our representatives or direct with the landlord. Viewings are generally conducted between 9.00am and 5.30pm. However early morning, evening and weekend viewings are possible by prior arrangement.

PROCEEDING WITH A TENANCY

Upon finding a suitable home, we request that all tenants complete the appropriate application form. With this we require our agency fee together with a holding deposit of £100.00. The balance of deposit (normally equivalent to one months rent) together with the first months rent is due in cleared funds prior to the commencement of the tenancy. All deposits on the properties we manage are held by the Deposit Protection Service and will be refunded shortly after the expiration of the tenancy providing all the obligations contained in the tenancy agreement are met

SIGNING THE TENANCY AGREEMENT

Once satisfactory references have been received, you will be asked to sign the tenancy agreement. This is a legally binding document between you and the landlord applicable to the property you are renting. This will be an assured Shorthold tenancy agreement and the tenancy will normally be for a minimum period of at least six months.

MOVING IN

On the day you move in to the property, we will read the meters and arrange for transfer of utilities (gas, electricity, water) and council tax into your name from the tenancy commencement date date. You will also be responsible for providing a valid television licence

We act as agents for Homelet who can provide comprehensive contents insurance for tenants.
